SILVERBOW WATER SYSTEM REPLACEMENT PROJECT

PROJECT SCHEDULE UPDATES:

8/30/2009- Alternate Area 1.  Some of the water main piping has been re-aligned to reduce the conflicts with existing landscaping.  On the progress map show below, the new alignment is shown as solid blue lines.  The red lines are the original pipeline alignment.

7/23/2009- Alternate Area 3 should be complete by the end of the week.  Johnston Excavation will continue to work to the west into Service Area 2.

7/15/2009- At our bi-weekly construction meeting with the contractor we collectively decided to wait on sodding the disturbed areas until the end of the project.  The irrigation contractor has strongly recommended that we wait to lay the sod so the new sod can be watered after all repairs have been made to the irrigation system at Silverbow.  The contractor will prep all disturbed areas by backfilling, compacting and top dressing with sand.  The irrigation contractor will continue to make repairs to the irrigation system as work progresses.

7/1/2009- There is a change to the construction schedule.  As soon as the work is finished along Black Otter Road, Johnston Excavation will be working on the east end of Silverbow in (Alternate Area 3) instead of the west end (Alternate Area 1) as originally planned.  The reason for this change is that working from the east end to the west it minimize water outages to Silverbow Condo owners.  From the east end they will move to the middle area (Alternate Area 2) and finish up on the west end of the condominium complex.

IMPORTANT PROJECT NOTES:

Water Shut-offs:  For areas where water is scheduled for temporary shut-off, notices will be placed on the doors of individual units at least 24 hours in advance.  NO NOTICE CAN BE PROVIDED FOR EMERGENCY SHUT-OFFS.  These occur when water lines are hit during construction and the mainline valves must be turned off to make repairs.

Traffic Control:  This project will start with the new water main installation along Black Otter Road.  Traffic control signs will be placed along Black Otter road.  Please drive with caution and keep your speed down to avoid accidents.

Contract Duration:  The project is scheduled to start on May 4th and completed by mid-August.
 

 

MAPS & CONSTRUCTION SCHEDULE LINKS:

Shown below are 2 map views of the project area for the water system replacement work at Silverbow.  This work will be done this spring and summer.  The first map shows the phasing of the project ann the second map shows the sewer and water system layout.  A construction schedule is also shown at the bottom of the webpage.  The dates  shown on  construction schedule are based on a May 4th start date which will most likely be pushed back a week or so with the wintery weather that we are still having.  The schedule and map view will be updated periodically to show what has been installed and what work is remaining.

 

PROJECT OVERVIEW:

The Silverbow Condominium water system is one of the oldest systems in Big Sky. It was part of the original water system that was constructed in the mid 1970s.  As such, the water system contains a variety of pipe materials including copper and galvanized water service lines.  Over time these service lines have developed pinhole leaks due to electrolysis.  The District has done extensive leak detection work in this area which has resulted in the area being prioritized for replacement as an area of significant water leak loss. This project will replace water mains through the condominium complex with ductile iron pipe.  The water curb stops shut-off valves will be replaced.  The water service lines will also be replaced with new plastic pipe that is designed to perform for many decades into the future.

The Big Sky Water and Sewer District No. 363 has entered into a contract with Johnston Excavating, Inc. through the competitive bid process to construct the water system replacement at Silverbow.  The District also has  a contract with DOWL HKM Engineering to design and inspect the construction of the project.  DOWL HKM will have a full time inspector on site to inspect the installation and clean-up work.

The drawings below show an aerial view of the Silverbow condominium complex.  The work will start on the north side of Black Otter Road and proceed to the east. This is planned to take six weeks to complete. One lane of Black Otter will remain open at all times, and trench plates will provide access into your Condos.

After the main on Black Otter is replaced, Johnston will start replacement work on the westerly one third of the complex shown as Bid Alternate Area 1. It is anticipated that this will take up to three weeks to complete. The middle third of the project shown as Bid Alternate Area 2 will be replaced next with a duration of two weeks. And, the final one third shown as Bid Alternate Area 3 will take approximately three weeks to replace. 

Clean-up and restoration activities for each area will be ongoing as each area is completed.  The contract calls for new sod inside the complex.

The project will start with the water main replacement along Black Otter Road.  The new water main will be installed along the north side of the road for approximately 1,000 feet.  At least one lane of traffic will be open for the duration of this work.  Entrance accesses will be disrupted when the new water main crosses these areas.  Access will be restored as soon as possible.  Work will then proceed to the area shown as Bid Alternate 1 followed by Bid Alternates 2 & 3.  All grassed areas will be restored with sod.
